800 Mission proposing another story from 36 feet to 47 feet
Hello Neighbor!!
The previously approved senior care facility on the corner of Lincoln and Mission is asking to increase the height from the approved 36 feet to 47 feet, and increase the units from 77 to 101, basically adding another story in the middle of the building.
Here are the questions we (your Lincoln San Rafael Hill Neighborhood Association Steering Committee) asked the developer, and his answers:
How is the developer adding a story without it going up another 10 feet? Previous areas of building massing have been removed/minimized (Rooftop sunroom, elevator overrun, stair tower, gazebo, rooftop domes, etc).
How many more residents? Up to 26
How many more staff required? 4 per shift
Obviously incoming and outgoing staff will overlap. How will this not be a mess? Same condition as contemplated in 2018. There is leniency in exact shift times to mitigate parking issues.
Will shifts be staggered so there isn't a whole shift waiting outside to get into the parking garage? Same condition as contemplate in 2018. Yes.
When will this hit Design Review and public comment? Scheduled for May 4
Will there be story poles? Do not believe that is necessary for projects in San Rafael abiding by height limits in the zoning code.
Anything you want to ad? This project is in conformance to the San Rafael Municipal Code in regards to all development standards, including Height, while still retaining award-winning architecture.
San Rafael is in process of adopting General Plan 2040. Within this GP update, Planning is promoting increased height limits in much of Downtown to encourage development.
